JLP+D, in partnership with the Regional Plan Association (RPA) and on behalf of the Suffolk County Industrial Development Agency/Economic Development Corporation (IDA), provided a range of real estate and economic development services to spur new transit-oriented development (TOD) proximate to Long Island Railroad commuter rail stations in Suffolk County. Specifically, JLP+D provided market analysis, development feasibility and implementation strategy recommendations to the IDA at TOD locations where there was deemed to be both receptivity and suitability for commercial and mixed–use development or redevelopment.

In East Farmingdale, where a shuttered LIRR station was proposed to be reopened, JLP+D assessed the potential for commercial office, hotel, retail and residential development within walkable distance of the station. In addition, JLP+D provided a “peer review” and offered development recommendations to the Town of Babylon, which was considering a retail development proposal by Acadia Realty Trust for a large developable parcel at the intersection of Route 110 and Conklin Street.

Other municipalities in Suffolk County where JLP+D and the RPA assessed the potential for new mixed-use transit-oriented development, engaged the local community stakeholders and prospective real estate developers and investors, and offered implementation strategy recommendations included Lindenhurst, Amityville, Copiague, Smithtown, and Kings Park.
