JLP+D served as the economic advisor to ConnecToledo, the downtown redevelopment organization of Toledo, OH, for its planning and development of the Glass City Riverwalk. The Riverwalk is an extended part of a 5-mile, multi-use recreational path that connects the parks and neighborhoods along both the east and west banks of the Maumee River. The goal is to activate the waterfront and create a focal point and amenity for the region, improve connectivity with adjacent neighborhoods, parks and downtown, increase recreational opportunities and open space downtown, and increase property values and development opportunities in downtown and surrounding neighborhoods. JLP+D performed quantitative and qualitative analyses of ownership, market scan, and property valuation for parcels in the study area, and worked with the planning team to develop a series of criteria for determining options for acquisition that would maximize the mission of the organization and the positive impact of the park system. The final deliverable is a acquisition plan listing property information, planning and development recommendations, and priority levels.
