JLP+D Firm President James Lima led developer Youngwoo & Associates’ successful efforts to secure designation as the redeveloper of Pier 57 in Manhattan’s Hudson River Park through a highly competitive Request for Proposals (RFP) process. The historic 480,000 square foot former passenger ship terminal – listed on the National Register of Historic Places – is slated to contain over 300,000 square feet of office space to be occupied by Google and destination programming including a public market, a major expansion of waterfront public park space, a dramatic rooftop venue with more than two acres of public park space and programming by the Tribeca Film Festival, and a “beach club” operated by renowned hotelier André Balazs. The plan builds on the successes of the adjacent High Line park, West Chelsea arts district, Meatpacking entertainment and retail district, and Hudson River Park itself, adding a significant amount of new office and retail space, new cultural destinations, and park space to the neighborhood. James Lima was actively engaged in developing an innovative new program of uses for the project, including its public market, its destination waterfront uses, and its cultural and park spaces. He also managed the developer’s multidisciplinary team through the RFP bidding process, oversaw the drafting of the response to the RFP, provided historic preservation and tax credit financing recommendations, and led stakeholder engagement.
