JLP+D served as the economic and real estate consultants on the team selected to develop a district-scale master plan for Atlanta’s Upper Westside Community Improvement District (CID). JLP+D’s primary role was to advise on how market conditions (both within the district and metro Atlanta, more broadly) and key assets (both existing and planned) would influence the volume and patterns of development activity. JLP+D’s work underscored the need for the CID to invest in open space as well as bike and pedestrian infrastructure, in order to make the district’s rapid growth more sustainable and alleviate some of the congestion and crowding it has caused.
Additionally, JLP+D explored strategies to leverage the presence of nearby Georgia Tech, who had recently announced plans for a new, innovation-oriented complex just south of the CID. Through research, quantitative analysis and stakeholder engagement, JLP+D identified several opportunities for the CID to position itself as the natural destination for startups and entrepreneurs who outgrow Georgia Tech-owned facilities yet still want to remain nearby their mentors at the university. Moreover, JLP+D developed recommendations for how the CID could incorporate workforce development into its planning processes.
