JLP+D President James Lima (while Partner at HR&A Advisors) collaborated with Utile Architecture & Planning to define the character of potential real estate development opportunities along the Rose Kennedy Greenway District in Boston. The approach focused on using the greenway to amenitize downtown development and on using new downtown development to connect the city to the greenway. Our team evaluated the impacts of the greenway on the neighboring real estate value and identified trends in property values tracking in the three distinct phases of the greenway’s design and construction. This analysis suggested that the City explore ways of protecting and enhancing the value of the significant public investment that has been made in the greenway through use of innovative urban design, financing and programming of the open space and its surrounding district.
