JLP+D served as real estate, economic, and financial advisor to the Montauk
Playhouse Community Center Foundation to determine the financial feasibility of
and advance a plan for the new Center for Wellness.

The Montauk Playhouse building was developed in the 1920s as the largest indoor
tennis complex in the country, abandoned in the 1970s, and finally rescued in the
1990s to serve as a community center. Since that time, the western half of the
building remained vacant and underutilized. JLP+D was assigned to help advance
the long hoped-for completion of the historic Carl Fisher-designed building as a
vital Center for Wellness that will include a state-of-the industry aquatic center and
cultural / educational community meeting space.

In addition to conducting a financial feasibility analysis, JLP+D conducted precedent
research on model community centers across the nation and conducted 30+
stakeholder interviews including with local elected officials, business leaders,
cultural leaders, and residents. The firm also worked closely with engineering,
construction, operational, and programming experts to complete a vital, sustainable,
and achievable plan that will create long-lasting benefits for Montauk’s growing
younger and older resident populations.
